Waterfront lot in Steveston available for $147K per year

An application to build 22 condos on the empty lot at Fisherman’s Wharf was withdrawn in 2022.

An industrial lot in a prime waterfront spot in Steveston has sat empty for more than a decade.

On Tuesday morning, the Richmond News spotted a worker tending to the weeds and fixing the fence of the lot at 3880 Bayview St.

The lot, at Fisherman’s Wharf in Steveston Village nestled between the Blue Canoe Restaurant and Kove Kitchen, is currently available for sale, or for lease at $147,000 per year – $6 per square foot. No sale price is listed for the lot.

A listing on Zealty.ca shows the lot is freehold and is about 183 feet wide with an area of 24,500 square feet. Washrooms are included in its amenities.

In 2022, an application to build a three-storey mix-used building with 22 condos on the lot was withdrawn following Richmond city council’s vote to remove residential use between Third Avenue and No. 1 Road on Bayview Street.

The lot previously served as a site for Esso until Imperial Oil Limited received permission from city council in July 2010 to demolish all structures including the warehouse and office in preparation for a sale.

In a report to Richmond city council’s planning committee in September 2011, staff informed the city that Imperial Oil would further remove pilings from the waterlots on the property to comply with their lease with Port Metro Vancouver (now the Port of Vancouver).

According to the Richmond Interactive Map, the lot is zoned for light industrial purposes and is meant for neighbourhood service centre use according to Richmond’s official community plan.

Its gross land value is assessed at $7,358,000 and gross taxes are $59,232.35.
