An off-grid Mitchell Shire house set in a landscape of monolithic granite boulders and rolling hills is offering an escape so secluded it could be in a whole other world.
Set on 49.66ha and designed by the Marcus Roberts Architect studio, the three-bedroom home is for sale with a $2.1m-$2.3m price guide.
At 115 Zig Zag Rd, Nulla Vale, it’s about a 15-minute drive from Lancefield and Cobaw State Forest, 45 minutes to Kyneton and 70 minutes to Melbourne’s CBD.

Jellis Craig Woodend’s Kerryn Wildenburg says the house was built about two years ago but has never been lived in, with the owners always planning to sell.
The cantilevered central living area showcases sweeping views via picture windows.
“I think my favourite feature would be that living space because of the views, but there’s views from every room,” Ms Wildenburg says.
“That’s why it’s amazing, because of the rolling landscape and the boulders.”
Other features include multiple outdoor decks, a theatre room with timber barn doors
and the kitchen containing a walk-in pantry.
The main bedroom includes a walk-in wardrobe and ensuite with a stone bathtub and double shower.
Double glazing, a 54,000-litre water tank with a treatment plant, 8kW solar system and bottled gas hot water mean the residence is completely off-grid.
Ms Wildenburg says the house is in a quiet and picturesque location close to bushland, award-winning wineries and eateries.
“The location is quite unique, it’s lovely because you feel very secluded but you’ve got access to everything you need,” she adds.
Additional to the 49.66ha is a further 20ha, under a 99 year lease.
The new owners could continue an arrangement with a neighbouring farmer who runs sheep on the property, or set up their own farming enterprise.
